Our Custom Home Building Process

Since inception in 2005, Jason and his team have been building timeless, luxury estate homes and inner-city properties and completing high end custom renovations throughout Calgary and surrounding areas.

We know building a new home can be both an exciting and stressful experience. We believe trust is the most essential component to effective communication and we pride ourselves on building upon this foundation of trust through continual collaboration and transparency with our clients and providing support at every stage throughout design and construction.

From design development to final inspection, the Van Manna Homes building process encompasses far more than the construction of your new home. Here is a brief overview of the steps to building a custom home with us:

01.

Planning & Preparation

Thorough conversations upfront are critical to the success of your new home’s build.
In our initial meeting, we will ask questions pertaining to your home’s lot, your design vision, overall budget, timeframe and building specifications. We will explain who we are, our design and construction processes and establish a trusting relationship.

If you have architectural drawings already completed, we will review them and will be able to present you with a proposal for a contract fixed-price build.

02.

Design & Pre-Construction

If your new home build is still only an idea, we will form a Design Development Agreement and will engage one of our preferred architect partners to collaborate on your conceptual drawings. We remain involved in your architectural design to ensure the construction and design details relate to your overall budget and work with our architectural designer to produce your tender and construction drawings.

During this phase, we will further develop the construction and design scopes of work to finalize your budget and building specifications.

Once you are ready to move forward, we will complete the building contract which includes final blueprints, fixed-price cost, building specifications and the National Home Warranty contract. Then, we will apply for and handle all Development and Building Permits prior to starting construction.

Building Relationships & Your New Home

We believe in building with our clients, not simply for them. Transparency and collaboration are at the heart of every new home we build. So much so, that we utilize an online software program (Co-Construct) to track and manage every detail, including timelines, costs, and all communication during construction. This collaborative and organized construction platform allows you to stay informed and be actively involved in decision-making.

Throughout your new build, our in-house interior designer will provide valuable guidance in the interior selections process and present you with options that meet your needs and budget. We will procure all materials for your new home, and along with our long-standing and skilled trade partners, we will ensure successful execution of the construction of your home. Further enhancing client transparency, we will provide regular updates and conduct site walkthroughs with you throughout the build where you will experience your custom home coming to life.

04.

Welcome Home

Completion of your custom-built home is a major milestone, but not the end of our relationship.  Upon final inspection, a thorough orientation, and possession of your home, you can rest assured knowing that we will continue to stand behind our homes. We will schedule any necessary service work and will maintain an open relationship with you for years to come.
Van Manna Homes provides a 5-year National Home Warranty program, for additional peace of mind.
